Happy New Year!
This newsletter is focused on a recap of 2004.
You'll find updated real estate statistics (Just what IS your
property value here in PRVA?) and how does it compare to area
property values? Randal Struckus offers a realtor's view
of things.
We also took a look at the website trends for the year. Nice
upward trendline in general. And what pages are the most
popular? As for big
Association items, the water cistern has been finished. You
can read about the history of that
project here and see pictures through the picture
gallery. Also, most of the roofs are now complete.

posted here. Recent additions are the Oct 20th Annual
meeting and the November 1 board meeting.

6:00p.m. Please
email the board ,or let them know another way, if you are going to attend.
If you have concerns and want direct answers, this is the best
way...attend and ask.

Randal Struckus, who lives at 6
Concord, has sold more property in PRV than any other realtor.
With his knowledge of our development, I asked him to provide
some facts about our property and how it compares to the rest
of Massachusetts.
Randal Struckus, of
Keller Williams Realty, states, "According to data
provided by MLS Property Information Network, Inc., there were
14 closed sales in 2004 at Paul Revere Village totaling 2.8
million dollars. The lowest closed sale was $184,000.
The highest closed sale was $210,500, with the average price
being $202,250 and a median price of $206,000.
For calendar year 2003, there were a total of 16 closed sales,
totaling 3.1 million dollars. The lowest closed sale was
$184,000. The highest closed sale was $205,000, with the
average price being $192,338 and a median price of $189,500."

If you are interested in how our member site did in 2004, here
is the analysis report for the year. I would suggest from the
analysis chart directly below that people are familiar with it and use
it more often.
There are many other ways to look at this information. If
you are curious, take a look at our web statistics page. It is
accessed under menu item -misc. - demographics and stats (or
just link through here - http://www.paulreverevillage.com/webstatistics.htm
As for page views, according to
the last quarter analysis, the number one page view is our
discussion board with 1602 visits! (you don't count the first
item as that is our menu bar) - see graph
below.

The deadline has been extended to Jan 15th. The
board has received requests from 20 homeowners and requires 50
to take advantage of the program.

It was a ho-ho-holiday for the many area pets at
Dogfather's Bakery in N. Grafton, Ma.
The event was held Sat. Dec 18th and featured pet pictures with
Santa, with proceeds benefiting NEADS of Princeton (dogs for
disabled veterans). More here..

Santa, with proceeds benefiting NEADS of Princeton (dogs for
disabled veterans).
A special treat was an opportunity for a 15 minute
session with Tina Hassett, an animal communicator. Wouldn't you
LOVE to know what your pet thinks of you? Her interaction with
Shania J and Crosby was fascinating- and guess what- Crosby loves
Randy best! Oh well, maybe it's better if we don't know! We
purchased delicious homemade DogFather treats for the more than 52
homeless Dobermans at our shelter and for our neighbors' pets-
Shania J likes the aloha treats best- made with pineapple chunks
and honey.

Average - Most people understand the term
"average," which is why I provided readers with average
values. To compute the average, you add up all of the sales
prices for the year and divide that figure by the total number of
sales.
"Median" is a bit different.
Since most news reports quote median prices instead of average
prices, I also provided median prices so as to provide a proper
comparison. The "median" can be thought of as the
middle value in a distribution, above and below which lie an equal
number of values.
